Window Sash Repairs

Window sashes must be checked regularly for mold, mildew, and damage. By catching these problems early, you can save money on repairs in the future.

The sash is the interior framing that moves vertically either up or down in windows that open. This article will show you how to perform simple repairs to sash.

Weather Stripping

Wood window sashes give the classic look to your home. If properly maintained, they can last for many years. They can, however, get damaged or deteriorated over time due to exposure or normal wear. Fortunately, sash repair Upvc window specialists can bring your windows back to their original condition and keep them looking great for much longer than newer replacement windows.

Weather stripping is the first issue to take care of when fixing sash windows. It's located on both the frame and sash. If it's worn or loose, out, it can cause drafts and other issues. To fix it, start by determining the brand of your window and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash, and mark its width and height so you can get new weather stripping that is compatible with the original.

Then, remove the sash and place it on a surface so that you can reach all four sides. If your sash was double-hung, take out the weights with their ropes that should have fallen into the pocket in the jamb lining. After removing the sash with the utility knife, remove the weather stripping that was left by hand or with the putty blade.

After the sash has been cleared and clean, you can put in the parting stops. These are long pieces that divide the sashes. Pam prefers to use the standard 1/2-inch by 3/4 inch window trimming from the lumberyard. But, you can also use for a scrap piece of lumber.

After removing the parting stops and trimming them to the desired length then apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound using your putty tool and let it dry for at least one day. Once the putty has fully dried and dried, you can apply a topcoat of acrylic. This coating will protect the putty and give your sash a new look.

Sash Hardware

The hardware that supports window sashes prone to wearing out from the wear and tear of use and the result could be a door or window that won't open or close easily. It's a good idea to know that replacing and repairing this hardware is often easy and affordable. If a sash is difficult to operate you can try spraying some grease into the jamb channel, and then slide it open to see if this fixes the problem. If not, the issue is most likely due to the balance of the sash and you'll need to take out the sash to access this hardware.

Window sashes need to open and close with little effort. However, this may be difficult if the weights are worn out or the sash-to-rail meeting rail is not properly coated. This could be caused by a variety of factors that include a lack of maintenance and an unmatched weight rating.

If the hinge arms of a window are beginning to lose their elasticity, this could cause the sash to slide and eventually land on the frame in the corner that's in the opposite direction of the hinge arm (Photo 1). To address this issue, first make sure the sash fits squarely in the opening of the frame and then take it out of the window. If the sash is secured to the hinge arm, you'll have to remove the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).

Because of sagging hinges and a general deficiency in energy efficiency, old windows particularly those in older houses, could be difficult to open and close. Sometimes just a few easy fixes can help these windows function smoothly again and save homeowners money on energy bills.

It is important to have the tools needed before you begin. Begin by marking the position of the hinge channel on the frame with pencil (Photo 1). This will help you to place the channel in the correct location after you've completed. Then, remove the sash and take off the hardware including the parting beads (Photo 2) and the cords or chains which hold it in place. Soften any hardened putty with an electric heat gun set to medium and fitted with a nozzle shield. Remove the old sash, and store it in an labelled bag.

Sash Weights

Whether your window sash repairs are to replace a broken cord or simply to keep the upvc windows repair functional by replacing worn out weights on sash can improve sash operation and cut down on energy consumption. Sash weights are composed of iron or lead cylinders that are encased in a hidden cavity and attached by a rope to the movable window sash. They provide counterbalance that allows the window to be opened and closed without the use of electrical or mechanical devices. The sash-weights are typically neglected or ignored by homeowners and turned into scrap when they fail. Consequently you may have to search for replacements.

A weight in a sash that has fallen out of the cavity is difficult to retrieve and you'll need to find a replacement that fits properly. You will also need an additional piece of string, a length sash cord and some sash pulleys to connect the new sash weights to the sash cord.

Mortise and Tenon joints are used to join windows made of older wood. Hammers and pins can be used to cut off the wood pegs that hold the components together. Sash Cords

In most old double-hung window, a cord or chain is affixed to the weights. This keeps the sashes within the jamb level. Over time, these cords may become damaged and make it difficult to raise the windows. A new sash cable will give you the ability to move and lower the sash and keep it in place when opened.

The first step in replacing sash cords is to locate and remove the access panels in the jambs. They are usually nailed or screwed in and must be removed or relocated. You may be able to employ a hammer and chisel for removing them, but it's always better to lay down dust sheets before beginning any work.

Once the access panel is removed, you can begin working on the sash. Make the small parting beads (also called "tie rails") out of their grooves with a chisel or flat bar. It is important to be patient, as these are often wedged or nailed in place. If the sash is in place, break the mortise and tenon joints using pin punch and hammer or screwdriver, and then take out the wood pegs attached to each component. The sash should move freely now, but it might require some lubrication to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to reach from the pulley at the top of the jamb to the sash slot at the bottom. Cut the cord or chain and fix it as described in Step 6 above. You can use either nail, hammer or screws. However, nails are less likely to cause damage.

It's best to leave the original weights if you have purchased a kit that will replace the counterbalance. It's cheap to purchase these from salvage shops for architectural purposes and they will be easy to install once you have the sash unlocked. Depending on the size of your window, one or two sashweights may be needed to keep it in an open position.
